About Green Hills
I'm Jason Gruner with Coldwell Banker Southern Realty. I cover the Green Hills neighborhood in Nashville, TN on a regular basis: every home that lists, every new build under construction, and every home, condo, and townhome that sells.
The area, the way I describe it
Green Hills is the Hillsboro Pike corridor plus the residential streets that feed it. I describe the edges the way most people already do: Interstate 440 on the north, Harding Place on the south, Estes Road on the west, and Lealand Lane on the east. Those are map lines, not a preferred list.
The older commercial picture is a 1950s strip that grew into a mixed corridor of shops, offices, restaurants, and a mall. I still use Hillsboro Pike as the landmark. I do not sell a mall interior as the neighborhood.
I name Green Hills because it is the neighborhood I publish. I do not steer anyone to a street, a school, or a block. You give me written housing criteria (beds, baths, budget, timing, property type) and I show you the houses that match.
What I point out
Green Hills sits on Hillsboro Pike (U.S. 431 / State Route 106), south of downtown. Shops, restaurants, offices, and the Bluebird Cafe sit on that corridor. One turn off the pike, the picture changes to quieter residential streets.
Midcentury ranches, brick colonials, newer infill, condos, and townhomes all show up in the same neighborhood. I treat every file as its own number. I do not lump Green Hills into one product type.
Green Hills Park is inside the neighborhood. Percy Warner Park and Edwin Warner Park sit just southwest. I use them as geography when I describe where a house sits, not as a personality test.
Nearby Metro Nashville schools include Julia Green Elementary, John Trotwood Moore Middle School, and Hillsboro High School. Lipscomb University and Lipscomb Academy sit in the neighborhood. I list them so you can locate the area on a map. I do not use schools, or any demographic story, to decide who should live on a street.
The Mall at Green Hills, independent shops, and national names share Hillsboro Pike. I treat that as a fact about the commercial mix, not a reason to pick one street over another.
Downtown is a short drive north via Interstate 440. Belle Meade, Oak Hill, Forest Hills, and Hillsboro Village sit next door. That geography is why I work this neighborhood every week.
Real estate and homes
Inventory is mostly single family, with condos and townhomes in the mix. Lot sizes vary. Some streets still have larger yards. Newer infill is tighter. I keep up with all three property types.
Streets I walk constantly include Hillsboro Pike, Abbott Martin, Hobbs, Woodmont, Estes, and the residential blocks between Harding Place and Interstate 440. Those are geography, not a preferred list.

Local tip from me
Confirm school zoning and options with Metro Schools or the institution directly. I will not use a school name as a reason to pick a house.
