How to read the Green Hills price report I send each month

Address, sale price, square footage, price per foot, days on market. That is the whole point. Here is how I use each column.

The report is a table. I send it that way on purpose. A paragraph about the market without addresses is a newsletter. A table is a tool.

Sale price tells you what a buyer paid. Square footage tells you what they paid it for. Price per foot lets you compare a 2,100 square foot ranch to a 5,000 square foot new build without pretending they are the same house. Days on market tells you whether the number was accepted or negotiated in public.

I do not include every pending in the sold table. Pending is useful. It is not a deed. The August 2026 snapshot had 26 that went under contract and 24 that closed. I will talk through pending context. I will not let a pending ask set your list price.
