What days on market actually means in Green Hills

A 25 day average is the sold set. It is not permission to ignore the house that has been sitting since May.
When I say the sold set averaged 25 days on market, I mean the houses that closed. I do not mean every sign in the neighborhood came down in a month. The August 2026 Green Hills single family snapshot is 24 closings, 26 that went under contract, 109 actives, and that 25 day sold average.
Days on market is useful when you pair it with the list price and the first price cut. A house that sells in eight days at the original ask is one story. A house that sits, trims the ask, and then closes is another. Both can happen in the same Green Hills window. I publish both when I have the deeds.
Buyers should ask for the DOM on the comps, not just the average. Sellers should ask for the DOM on the houses that look like theirs: same decade, same finished square footage, same kind of lot. Averages hide the house that matches yours.
If a listing is at day 30 and there has been no price adjustment, I do not tell you to wait for fall. I tell you where the number sits versus the last closed foot and what a buyer will write. That conversation is shorter when we had it before the sign went in.
