1807 Castleman Drive is one of the Green Hills homes for sale that stood out on my weekly pull: a 2018 custom home with 4,974 square feet, four bedrooms, four full baths and two half baths, listed at $2,999,000. It sits on 0.56 acres in the Homes At 4401 Hunt Place subdivision of Green Hills Nashville TN 37215, and the listing notes it is steps from Green Hills Park. I'm Jason Gruner with Coldwell Banker Southern Realty, and I follow every Green Hills Nashville listing. What caught my eye is the dining room, which rises to a 26 foot ceiling with eight skylights, and the way the back of the house opens to a screened porch with a hot tub and a full size pool beyond it. Add a main level primary suite and a second primary suite upstairs, and the plan works for everyday living.

Inside the home

Inside, natural light and an open floor plan set the tone, and the dining room is the room people will remember. Its ceiling rises to 26 feet, and eight architectural skylights pour light onto a long table, so the room feels larger than its footprint. The kitchen sits next to it with a large island, bar seating, and a wall of built in refrigeration, and the living rooms connect to the screened porch through wide sliding doors. That layout makes it easy to move a gathering from the kitchen to the porch without anyone feeling cut off. Beyond the main rooms, the listing describes a media room, a dedicated office, and a flexible bonus space that could work as a gym, an art studio, or a second office.

The primary suite is on the main level. Its bath has a soaking tub and an oversized shower, and the walk in closet includes its own laundry. Upstairs, a second primary suite and two more bedrooms each have their own bath, and a second laundry room saves trips between floors. The listing also points to a generator and abundant storage. The garage holds three cars, has an EV charger, and has the ceiling height to fit car lifts if you want them. I still walk every room with you on a tour and confirm what conveys with the sale.

Outdoor space and the lot

Outdoor living is the other headline. The screened porch is built for year round use, with a hot tub, a grilling station, a dining area, and a seating area under a wood ceiling. Past the porch, a full size pool sits in a gated yard with mature landscaping that gives the back of the lot real privacy. The listing makes a point of noting it is a full sized pool, not a plunge pool, and the lot is 0.56 acres, so there is room around it for lounge chairs and lawn.

Out front, the house shows stone and painted siding with dark trim under a low modern roofline, set back behind a lawn. A gated driveway adds privacy at the street. It reads as a finished 2018 home ready for everyday living and entertaining, not a project waiting for work.

Why Castleman Drive works in Green Hills

Castleman Drive Nashville is a residential street in Green Hills Nashville TN 37215, and the listing describes this stretch as quiet and lined with trees. It is one of the streets where you see the rebuild pattern that defines a lot of Green Hills, with newer homes on lots that once held smaller houses. The listing notes it is steps from Green Hills Park and minutes from The Mall at Green Hills and the business district, and Hill Center Green Hills is along Hillsboro Pike as well. I will not invent walk or drive times from this door, so I map the route with you when we tour. What I like about this spot is a pool and a screened porch on more than half an acre, close to the park and to Hillsboro Pike shopping and dining.

Living in Green Hills, one of Nashville's best neighborhoods

Green Hills sits south of downtown Nashville on Hillsboro Pike. Local histories describe the area as roughly bounded by Interstate 440 to the north, Harding Place to the south, Estes Road to the west, and Lealand Lane to the east, which lines up with about the northern half of ZIP code 37215. It was never incorporated as its own town, so homes here carry a Nashville mailing address. Residential building started on a small scale in the 1930s, and most of Green Hills filled in after World War II, largely with brick ranch houses on big lots. In more recent years, many of those lots have been divided and rebuilt, which is why you see older ranches on the same streets as new homes like this one. The Mall at Green Hills grew from a strip center that opened in the 1950s. When people ask me about the best Nashville neighborhoods, Green Hills comes up because it mixes that history with Hillsboro Pike shopping and dining close at hand. Stores change over time, so check hours before you go.

The Green Hills market right now

As of October 19, 2026, my Realtracs "Green Hills Single Family" search shows 110 homes for sale and 29 under contract (22 still taking showings and 7 not). Over the last three months, 89 homes closed. Those sales averaged $1,992,610, with a median of $1,845,000, and spent an average of 29 days on market. Under contract means a buyer and seller have signed an agreement but the sale has not closed yet. These numbers move weekly, so treat them as a snapshot, not a forecast.
