3020 New Natchez Trace is one of the Green Hills homes for sale that stood out on my weekly pull: a brand new 2026 home by Build Nashville with 5,000 square feet, six bedrooms, six full baths and two half baths, listed at $2,950,000. It sits on 0.36 acres, about 100 by 125 feet per the tax record, in Green Hills Nashville TN 37215, and it went active on October 10. I'm Jason Gruner with Coldwell Banker Southern Realty, and I follow every Green Hills Nashville listing. What caught my eye is how much of the plan is built around the back of the house. A covered outdoor living area looks over an in ground pool, an outdoor bathroom sits right there, and every bedroom has its own bath.

Inside, the listing points to natural light, tall ceilings, wide plank hardwood floors, Marvin windows, and custom details throughout, and the plan is open from room to room. The living room, about 22 by 21 feet, has a beamed ceiling and the home's fireplace. The kitchen, about 26 by 12 feet, is the one I would spend the most time in on a tour. It has Thermador appliances, a gas range, double ovens, a separate refrigerator and freezer, custom cabinetry, and a large island with seating, plus a pantry and a wet bar nearby. The dining room, about 21 by 12 feet, sits next to it.

The house splits into two floors of about 2,500 square feet each. The main floor holds the primary suite, about 19 by 15 feet, with a soaking tub, an oversized walk in shower, and a large custom closet, along with both half baths. Upstairs are the other five bedrooms, and the listing says each one has its own bath and walk in closet. A rec room of about 26 by 22 feet anchors the second floor. The listing also notes a conditioned crawl space, spray foam insulation, and plenty of storage. I still walk every room with you on a tour and confirm what conveys with the sale.

Outdoor space and the lot

Out back, a covered outdoor living area with ceiling fans looks over an in ground pool, and the listing adds an outdoor bathroom so you are not walking wet feet through the house. The backyard is fenced, there is irrigation, and the listing notes lawn space beyond the pool deck. On 0.36 acres, about 100 by 125 feet per the tax record, that is a finished backyard, not one waiting for a pool contractor.

Out front, the house shows a white exterior with black windows, a covered front porch, and a front lawn. The garage is a two car side entry with extra width and ceiling height suitable for a car lift, per the listing, and the driveway adds more parking.

New Natchez Trace Nashville is a residential street in Green Hills Nashville TN 37215, in the Stokes Tract subdivision. The directions in the listing come in from Hillsboro Pike, then turn right on Golf Club Road and right again onto Natchez Trace, with the house on the right. That keeps the Hillsboro Pike corridor, with The Mall at Green Hills and Hill Center Green Hills, as the everyday anchors I use for orientation. The listing says the house is minutes from Green Hills shopping and dining, 12 South, Hillsboro Village, and downtown. I will not invent walk or drive times from this door, so I map the route with you when we tour.

Living in Green Hills, one of Nashville's best neighborhoods

Hillsboro Pike, which is also US 431, is the commercial spine of Green Hills. The Mall at Green Hills started as Green Hills Village, which opened in 1955 at Hillsboro Pike and Abbott Martin Road. Today it has about 100 stores, and Interstate 440 meets Hillsboro Pike at Exit 3, north of the mall, which is how many people reach Green Hills from the rest of Nashville. South of the mall on Hillsboro Pike, Hill Center Green Hills is H.G. Hill Realty's mix of shops, restaurants, and offices, with a main street feel and outdoor seating. For music, the Bluebird Cafe at 4104 Hillsboro Pike opened in 1982 and is known for songwriter shows in a room that seats about 90 people. Around that core, Green Hills is mostly residential streets with older homes and new construction like this one. When people ask me about the best Nashville neighborhoods, Green Hills comes up because it pairs quiet streets with shopping and dining close at hand. Stores change over time, so check hours before you go.
