Front exterior of the new two story stone home with a front lawn at 1704 Temple Avenue, one of the Green Hills homes for sale in Green Hills Nashville

1704 Temple Avenue is one of the Green Hills homes for sale that stood out on my weekly pull: a brand new 2026 home with 5,018 square feet, five bedrooms, five full baths and one half bath, listed at $3,250,000. It sits on 0.39 acres, about 75 by 225 feet per the tax record, in Green Hills Nashville TN 37215, and the listing leads with an easy walk or bike ride to Green Hills Park. I'm Jason Gruner with Coldwell Banker Southern Realty, and I follow every Green Hills Nashville listing. What caught my eye is the lot. The listing describes it as large and private, with mature trees and room for a pool, and the house adds a covered back porch, a porte cochere, and a three car garage.

Inside the home

Inside, the plan flows from room to room, and the main floor alone covers 3,054 square feet per the listing. The living room, about 20 by 21 feet, is built around a gas fireplace, with a wall of glass doors along one side that pulls in light from the yard. The kitchen, about 20 by 16 feet, centers on a large white island with a marble top and pendant lights, and a gas range sits under a custom hood. The listing calls it a chef's kitchen, and the detail I like most is the butler's pantry tucked out of sight, with a second working pantry beyond it, so the main kitchen can stay clear when you are hosting. There is also a formal dining room.

The room breakdown puts two bedrooms on the main floor, including the primary, and three more upstairs, each with its own bath. The primary suite has two closets and a spa style bath with a freestanding tub under a tall window and a glass shower. A second suite sits on the main level too. Upstairs, an oversized bonus room of about 20 by 17 feet sits alongside the bedrooms, and the listing also notes an office or flex room, a wet bar, and a Florida room. Laundry is on both levels, and a mud room off the garage connects to its own laundry room. I still walk every room with you on a tour and confirm what conveys with the sale.

Outdoor space and the lot

Outside, the listing describes a large, private lot with mature trees and room for a pool. A covered back porch with a stone floor and ceiling fans looks out over the backyard lawn, and the trees along the back edge give it a sense of privacy. On 0.39 acres, about 225 feet deep per the tax record, there is real yard beyond the porch, and the listing keeps the pool option open if you want to add one later.

Out front, the house shows stone with white trim, a columned front porch, and a broad lawn, with a long driveway leading to the porte cochere and the side entry three car garage. It reads as a finished new home ready for everyday living, not a project waiting for work.

Why Temple Avenue works in Green Hills

Temple Avenue Nashville is a residential street in Green Hills Nashville TN 37215. The directions in the listing start at The Mall at Green Hills: head south on Hillsboro Road, turn left on Richard Jones Road, right on Lone Oak Road, then left on Temple Avenue. Metro Nashville Parks lists Green Hills Park at 1200 Lone Oak Road, the same road you take to reach Temple, and the listing leads with walking, biking, and running to the park. I will not invent walk or drive times from this door, so I map the route with you when we tour. What I like about this spot is a new home on a deep lot, close to the park and to Hillsboro Pike shopping and dining.

Living in Green Hills, one of Nashville's best neighborhoods

I map Green Hills from Interstate 440 on the north to Harding Place on the south, with Estes Road roughly on the west and Lealand Lane on the east. That footprint covers much of the northern half of ZIP 37215 and lines up with how local histories describe the area. Building started on a small scale in the 1930s, and most of the neighborhood filled in after World War II with brick ranch houses on larger lots. In recent decades many of those lots have been rebuilt, so you often see an older ranch next to a brand new home. Hillsboro Pike remains the main commercial street, and Hill Center Green Hills plus The Mall at Green Hills are the everyday shopping anchors. When people ask me about the best Nashville neighborhoods, Green Hills comes up because that mix of older streets and new builds sits close to Hillsboro Pike. Stores change over time, so check hours before you go.

The Green Hills market right now

As of October 20, 2026, my Realtracs "Green Hills Single Family" search shows 107 homes for sale and 31 under contract (23 still taking showings and 8 not). Over the last three months, 90 homes closed. Those sales averaged $1,979,942, with a median of $1,797,500, and spent an average of 29 days on market. Under contract means a buyer and seller have signed an agreement but the sale has not closed yet. These numbers move weekly, so treat them as a snapshot, not a forecast.
