Green Hills Homes for Sale: 4020 Lealand Lane, a 2021 Modern Home Behind a Gated Entrance
Jason Gruner, REALTOR, Coldwell Banker Southern Realty

4020 Lealand Lane is one of the Green Hills homes for sale that stood out on my weekly pull, and it is still active as of October 29: a 2021 modern home with about 4,983 square feet, four bedrooms, four full baths and one half bath, listed at $2,475,000. It sits on the east side of Green Hills Nashville with a 37204 ZIP code, on the same street as 4427 Lealand Lane, which I wrote about earlier this week. I'm Jason Gruner with Coldwell Banker Southern Realty, and I follow every Green Hills Nashville listing. What caught my eye is the setting the listing describes, a gated entrance with the house set more than 150 feet back from the street, plus a dedicated office and a screened back patio with its own fireplace.

Inside the home
The main floor opens from an entry foyer into a 21 by 17 great room with a linear fireplace set in a dark tile wall, light wood floors, and a wall of sliding glass doors to the back patio. The 18 by 21 dining area shares the open plan with the kitchen, under high ceilings. The kitchen has a long black island with seating for four, black cabinetry, a gas range under a black hood, and a pantry. The listing calls out a paneled refrigerator and a walk through scullery behind the main kitchen with more ovens and a second refrigerator, and the appliance list adds a double oven, an ice maker, and a microwave.

Realtracs places one bedroom, one full bath, and the half bath on the main floor, and three bedrooms with three full baths on the second floor. It does not list the primary bedroom on the main floor. The primary bath has a separate shower and tub. There is also a 12 by 14 office and a 29 by 19 recreation room with a wet bar that the listing says opens to an elevated deck. Floors are finished wood, and the listing adds walk in closets, extra closets, a smart thermostat, and smart cameras. I still walk every room with you on a tour and confirm what conveys with the sale.

Outdoor space and the lot
Out back, a screened patio runs along the great room, with a stacked stone fireplace at one end and wood paneling along the lower walls, and the listing describes the outdoor fireplace as wood burning. Realtracs also lists a covered patio, a covered porch, and a balcony, plus a privacy fence and irrigation.

Out front, the house shows vertical wood siding, dark trim, tall windows, and a glass panel garage door above a curved concrete drive. Realtracs shows 0.80 acres calculated from the plat for this HPR detached home, so before you buy we confirm with the plat and the title work exactly what land comes with it.
Why Lealand Lane works in Green Hills
Lealand Lane Nashville sits on the east side of Green Hills, and this address carries a Nashville 37204 ZIP code rather than 37215. Lealand Lane is one of the lines I use for the eastern edge of Green Hills, so the house sits near the edge of the map I draw, with Hillsboro Pike, Hill Center Green Hills, and The Mall at Green Hills to the west. This is the second Lealand Lane home I have written about, after 4427 Lealand Lane. The listing describes a gated entrance and a hilltop setting well back from the street, so the approach is worth seeing in person. I will not invent walk or drive times from this door, so I map the route with you when we tour.
Living in Green Hills, one of Nashville's best neighborhoods
Green Hills sits south of downtown Nashville on Hillsboro Pike. Local histories describe the area as roughly bounded by Interstate 440 to the north, Harding Place to the south, Estes Road to the west, and Lealand Lane to the east, which lines up with about the northern half of ZIP code 37215. It was never incorporated as its own town, so homes here carry a Nashville mailing address. Residential building started on a small scale in the 1930s, and most of Green Hills filled in after World War II, largely with brick ranch houses on big lots. In more recent years, many of those lots have been divided and rebuilt, which is why you see older ranches on the same streets as new homes like this one. The Mall at Green Hills grew from a strip center that opened in the 1950s. When people ask me about the best Nashville neighborhoods, Green Hills comes up because it mixes that history with Hillsboro Pike shopping and dining close at hand. Stores change over time, so check hours before you go.

The Green Hills market right now
As of October 29, 2026, my Realtracs "Green Hills Single Family" search shows 109 homes for sale and 32 under contract (21 still taking showings and 11 not). Over the last three months, 87 homes closed. Those sales averaged $1,981,331, with a median of $1,845,000, and spent an average of 31 days on market. Under contract means a buyer and seller have signed an agreement but the sale has not closed yet. These numbers move weekly, so treat them as a snapshot, not a forecast.
